One county, several different residential markets

Williamson County's growth has put older neighborhoods beside new subdivisions and larger residential sites near expanding suburbs. The closest sale may belong to a different market from the home being appraised. Tom considers the property and the choices buyers actually have.

Established neighborhoods: renovation changes the comparison

In an established Round Rock neighborhood, one house may retain its original layout while another has an addition or extensive updates. A sale on the same street may still need careful comparison for condition, quality and usable living area. Tom looks at how buyers respond to those differences; the cost of a renovation does not automatically become an equal increase in value.

Growth corridors: builder competition changes the choice

Along I-35 and 183A, an existing home may compete with houses still offered by builders. Financing assistance, closing-cost contributions, upgrades and warranties can change what a new-home offer means. A resale may already have fencing, landscaping or window coverings. The advertised price alone may not describe the full choice a buyer is making.

Tom considers the terms of relevant sales and the features buyers can actually compare, rather than assuming a builder's asking price settles the value of a nearby resale.

Georgetown and the suburban-to-acreage edge

Around Georgetown, an established home on a larger residential site may sit near newer, smaller-lot subdivisions. Its usable land, access and available services are part of what a buyer is considering alongside the house. The transition is visible around Serenada, Walburg and Jonah too. Nearby development does not make a large-site home equivalent to a production home, even when the two are only a short drive apart.

Florence, Granger and Coupland: residential acreage

For a home on acreage near Florence, Granger or Coupland, the acreage figure is only a start. Road access, water source, septic arrangements, fencing, terrain, usable ground and a barn or workshop can make one property quite different from another. Relevant sales may come from a wider area when nearby properties do not offer a similar residential choice. A simple price per acre misses the house and the ways the site can be used.

The address is a starting point, not the whole market

A Round Rock, Cedar Park, Leander or Pflugerville mailing name may cross county or school boundaries. Utility and other district lines may differ between nearby properties too. Tom checks the actual property context instead of assuming the mailing city defines its market. Those differences matter to the comparison when the evidence shows buyers respond to them.

Tom's experience is especially useful when a renovated home, builder-backed alternative or acreage property calls for more judgment than a nearby price per square foot can provide.
