Lake Buchanan: frontage, views and changing shoreline conditions
Around Cassie and Silver Creek, direct waterfront, a lake view and usable water access offer different things. Shoreline conditions matter too. Lake Buchanan is a water-supply reservoir with fluctuating levels, so today's shoreline or access may not be what existed on an earlier valuation date. An appraisal needs to reflect what the property offered on the date in question, without assuming every lake feature adds the same value.
Lake LBJ, Granite Shoals and Highland Haven: access is not frontage
In Granite Shoals, a waterfront home, a home with lake access and one without frontage have different relationships to Lake LBJ. Open-water and channel settings can differ as well. Being on the same lake does not automatically make two properties directly comparable.
Highland Haven may have few recent sales within the community. Looking beyond it can be useful, but the comparison still needs to account for the home's actual frontage or access, setting, condition and improvements.
Bertram and rural areas: the home and acreage together
A home on a larger residential site near Bertram or Double Horn may come with a barn, workshop, well or septic system. Road access, terrain and how much of the land is usable matter alongside the house. A simple price-per-acre calculation can miss those differences. Vacant residential land raises its own questions about the homesite, access and available utilities.
Homes in town and Meadowlakes: setting still matters
An established home in Burnet County can differ from nearby new construction in layout, condition and renovation history. In Meadowlakes, a golf-course setting and an interior street are not automatically equivalent. The property's actual features and relevant sales, rather than an address or a renovation bill alone, support the value conclusion. An ordinary home deserves that attention just as much as a lake property or acreage tract.
