A practice built around personal responsibility
When you bring a property question to Action Appraisal, Tom is the appraiser responsible for the work he takes on. He works directly with the property and market evidence behind the value conclusion you receive. He can discuss the question before the work begins and explain the reasoning behind the conclusion. That direct involvement is the point of the practice.
Experience matters when the property is not simple
Many homes can be compared with recent neighborhood sales. A renovation, addition, acreage or limited nearby sales can require more judgment. Tom's long appraisal career gives him a basis for recognizing which differences matter and which sales offer useful evidence.
Independent analysis, not a desired number
An appraisal is most useful when the conclusion comes from the property and market evidence, not the outcome someone hopes to receive. Tom's role is to develop an independent opinion of value. He does not advocate for a spouse, heir, buyer, seller or desired loan result. The report sets out the conclusion and the evidence supporting it, so the person using the appraisal can understand why the value was reached.
The nearest sale is not always the right comparison
Tom considers the homes buyers would realistically see as alternatives. A renovated home and an original-condition home on the same street, for example, may not compete in the same way. Distance alone does not make a sale the best evidence.
Tom's separate real estate brokerage career gives him perspective on how buyers and sellers make decisions. Brokerage and appraisal are different roles. When he acts as an appraiser, his role remains independent.
