For lenders and authorized ordering partners

An FHA appraisal calls for both a supported value opinion and the required observations about the property. The lender's instructions define the work, but the value opinion must come from the property and market evidence. Tom personally handles the appraisal work he accepts, so the ordering team knows who is responsible for the analysis and report.

If you are a borrower or homeowner, start with your lender. A privately ordered appraisal should not be assumed to meet its FHA ordering requirements.

Judgment that fits the property

Most requests concern a home that needs a clear, independent value opinion. Some require more careful comparison: a substantially remodeled home, a house on acreage or an unusual site, or a resale competing with new construction. In Central Texas growth areas, builder incentives can also change what an apparently similar sale tells you. Tom weighs the relevant property differences and market evidence rather than reducing the home to a price per square foot.

The report explains the basis for the value opinion, especially when nearby sales differ in ways a simple search does not capture.

Value and condition are different questions

A property may support the contract price and still have an observed condition issue relevant to the FHA assignment. A well-maintained property may not support that price. Neither the contract price nor the requested loan amount sets the value opinion. Tom reports what the property and market evidence support, along with the required observations; he does not develop a value to make a transaction work.

An FHA appraisal is not a home inspection

An FHA appraisal is not a comprehensive home inspection. It does not warrant the condition of the roof, foundation, systems or other building components or replace a buyer's separate inspection. The lender determines what further action, if any, a reported condition calls for and makes the loan and eligibility decisions.

Work through the required ordering process

FHA appraisal assignments must come through the lender or another authorized ordering channel. If your institution uses an appraisal department, approved vendor list or appraisal management company, that process should be followed.
