The city’s downtown planning area lies between Brushy Creek and Lake Creek and includes the Union Pacific railroad corridor. A downtown address therefore needs a more precise location comparison than its distance from the center of town.

For a house near the rail corridor, the appraisal considers the actual setting rather than assuming it competes equally with every downtown residence. A similar home on a quieter interior street may need a different comparison.
