Why Similar Lots Can Have Different Values

A nearby sale gives you a starting point, not a ready-made answer. More land does not always mean proportionally more value: buyers may pay differently for additional acreage that offers less practical residential use. The closest sale is not always the most comparable one.

A price-per-acre figure can be useful, but it cannot tell you whether that sale resembles the lot you care about. Tom compares the property with relevant land sales to understand what buyers are actually paying for.

What Makes This Parcel Different?

Slope, drainage and an irregular shape can limit the ground a buyer can readily use. A lot fronting a public road may also compete differently from one reached by a private road or easement. These differences can matter more than a shared acreage figure.

Utility options can change the comparison too. A parcel with available public services may appeal differently from one relying on a well or septic arrangement or a possible utility extension. Nearby utility lines alone do not confirm a connection to the lot.

Around Central Texas lakes, direct waterfront, shared access, deeded access and a water view are different features. Tom compares what the parcel actually has with relevant sales rather than assigning a premium from its address.

Why Experience Matters With Vacant Land

Tom's experience matters when few nearby sales resemble the lot or its terrain, access, utilities or lake relationship make a simple comparison unreliable. He focuses on which differences the market evidence supports and which properties buyers would realistically consider as alternatives.

The appraisal gives you an independent opinion of value grounded in the parcel and relevant market evidence. Start with the parcel location and what you are trying to decide. You do not need every document in hand before calling.

What the Appraisal Can and Cannot Answer

A lot appraisal develops an opinion of value. It does not determine boundaries, title, legal access, utility or septic feasibility, building approval, construction feasibility, or engineering or environmental conditions. Those questions may require other qualified professionals.

If the parcel already has a house or other substantial improvements, mention that when you contact Tom so the property is evaluated appropriately rather than treated as vacant land.

For an estate, a residential lot may need a current or earlier value. If financing is involved, confirm the lender's appraisal and ordering requirements before commissioning work; an appraisal does not guarantee lender acceptance.
