In Delaware Springs, a homesite facing the golf course has a different outlook from an interior lot. The home's actual view and relationship to the course matter more than the subdivision name alone. Proximity to golf does not give every home the same benefit or establish an automatic value premium; relevant sales have to support the comparison.

Hills of Shady Grove: homes can differ within one community

Owners in Hills of Shady Grove can choose their builder. Different builders, plans, finishes and site configurations can leave two nearby homes with meaningful differences, even if both are new. A Burnet address can also describe a rural homesite

An outlying property's mailing address does not tell you whether it has the utility connections or site characteristics of an in-town subdivision lot. For a rural home, access, available utilities, usable land, acreage and outbuildings can all affect which sales make sense to consider. More acreage does not automatically make that property comparable to a larger house inside town.
