Lakeway Home Appraisals, From Old Lakeway to Rough Hollow
Tom Wagner serves Lakeway homeowners with comparisons that separate the original resort community from later planned neighborhoods.
Tom appraises homes and residential lots throughout Lakeway in Travis County.
Old Lakeway: Look Past the Original House Description
Lakeway’s planning history distinguishes Old Lakeway from later communities such as Rough Hollow. Its resort origins provide context for homes that may have changed substantially through successive renovations.
For an Old Lakeway house that has been expanded, the original floor plan alone is not a reliable description of what a buyer receives today. Square-footage verification is useful when an addition has left conflicting living-area figures.
Rough Hollow: Detached Condominiums and Different Homesites
Rough Hollow’s neighborhood descriptions identify The Point as a detached condominium community. A home can look freestanding while its ownership and association responsibilities differ from a conventional house-and-lot purchase.
Canyon Pass, also within Rough Hollow, is described with 55-foot-frontage homesites. That is a different comparison from a detached condominium, even before the floor plan and finishes are considered.
For a new-construction appraisal, Tom identifies the home’s ownership structure and homesite before selecting competing sales. A Rough Hollow address alone does not establish equivalent land ownership or amenity rights.
