In an established neighborhood, what changed about the house?
Hyde Park has older homes with very different histories. The original layout of a bungalow, an added room and a substantially remodeled interior may all be found among nearby properties. Before a close sale tells you much about yours, it helps to know what was actually sold: the home's condition, usable living area and the work done to it.
A renovation bill does not automatically become an equal increase in market value. Nor does a recorded square-footage figure always settle what area belongs in the comparison. Tom looks at the house as it exists and the sales that make sense for that version of it, rather than treating the nearest address as the answer.
When the site and the house tell different stories
In close-in Austin, an older home may sit beside replacement construction or a property that uses its lot very differently. That can change which sales are meaningful comparisons.
The house, the lot, an addition and the property's verified configuration can each affect which homes a buyer would consider alongside yours. A newly built neighbor is not automatically a better comparison simply because it is close, and construction spending does not set the value of the finished property.
A downtown condo is more than an Austin price per square foot
For a downtown unit, the building and the particular unit both matter. Two condos with similar area can offer different parking, outlooks, floor positions, conditions and ownership obligations. A sale in another building may reflect a different set of choices for a buyer even when it is just down the street.
